Atlanta Home Price Trends for 2nd Quarter 2011
Here’s a visual look at Atlanta home price trends. Note that some of the images show a year over year review, others show data for just the 2nd Quarter of 2011. Keep a few very important things in mind (in no order):
- Fewer homes have been listed so inventory has dropped.
- Areas with price increases may be responding to the influence of lower priced distressed homes.
- Areas with increased sales may be responding to the influence of lower priced distressed homes.
- Distressed homes considered short sales as well as bank owned homes.
- There are areas where median value has increased due to significantly reduced prices – SW Atlanta area 22 and NE Cherokee area 114 are examples.
The standard caution applies – each situation is unique as each home is unique. All of the data collected and analyzed is important but must be kept in perspective and carefully applied to each individual situation.
