Clients being relocated should be very careful to properly qualify their assigned buyer’s agent. Many experienced agents have stopped taking relocation work as referrals back to the relocation companies can approach 50%. Many of the agents that rely on relocation firms for business tend to value speed over performance; they tend to spend less time with relo clients as they are making less due to the referral fee. For these agents, it’s imperative to get transferees in homes as fast as possible as they try to make up for reduced commissions with increased volume. The appraisal business has changed in a similar way due to the introduction of appraisal management companies…and the quality of reports and accuracy of the work is horrible and causing issues throughout the real estate business.
Relocating clients need to remember that they do not have to accept the agent assigned to them. Hank works extensively with relocation clients and has had a very successful track record of significantly reducing or eliminating referral fees. There isn’t a reason to accept working with a substandard agent or an agent that allocates a fixed amount of time for a client. Again and again, stories of relocation buyers being shown 3-4 homes (often of the assigned agent’s company) are heard.
