Overview of the Home Selling Process
Despite the anemic Atlanta real estate market, homes are selling. There are similarities with the homes selling, patterns and characteristics that continue to be seen. Most are common sense, a sign that many sellers are finally coming to grips with the market. As noted, the PRICE-EXPOSURE-APPEAL combination is at the core of successfully selling a home. Buyers are out there – at all levels – and they have an over-riding demand; they expect VALUE in the home they purchase. Buyers in this market understand that homes are not ATMs with guaranteed appreciation (finally) and they want to buy with confidence.
When a well priced, appealing home hits the market an interesting thing occurs – it gets looks! Many buyers are sitting quietly monitoring the market considering a purchase; day after day the usual assortment of unsuitable (overpriced, poor condition, poor presentation) listings comes across the screen. When a home properly priced and presented appears, they and many others jump in and begin calling; we see this regularly with both our listings and with our buyers. When a home is properly presented, the result is usually activity, inquiries, visits and contracts. A word of caution, it happens fast; we see most of the activity with new listings in the first six weeks. Unfortunately and against our strong data supported advice, we’ve had sellers kick contracts quickly received as they expected even better offers later. Sadly, most never got that second chance.

This is the “standard”, each home will be adjusted as needed but what’s in this packet is the foundation of a proven successful system.
Once listed, the objective is to SELL the home as fast a possible for the highest net to seller as possible; nothing is gained by having it languish. Changing technology and buyer habits demand that homes be easily found by buyers as well as agents…direct marketing to buyers is as, if not more important than agents. Buyer’s know what they want and they will respond when they find it.
The internet is certain to play a key role in selling a client’s home, for that reason it is the mainstay of the Hound Dog marketing plan. An aggressive approach is taken with listings, they are placed where buyers will find them. A review showing the most productive buyer agents in the area is run, they are then regularly emailed listing fliers to keep the home top of mind. Tremendous internet exposure makes it easy for the buyers to find the home; inquiries are responded to immediately. We email listing sheets to the productive agents regularly; this and things like reverse prospecting keep the home in front of them. Listings are tweaked weekly, this ensures that they are always “fresh” in the FMLS/MLS.

Listingclients that fail to properly research agents, fail to acknowledge the market data and or fail to have reasonable expectations are likely to have an unpleasant experience.
